Directly on the entrance and exit of the A16 motorway Breda – Rotterdam, the new building for Ambi Pack B.V. is being built on the ‘Ambachtsezoom’ industrial estate in Hendrik Ido Ambacht. Business park
Ambachtsezoom is a circular business park. The municipality is developing the area and is inspired by Cradle to Cradle principles. All materials used for buildings, streets and surroundings are 100% recyclable. That means the materials are of good quality, have a long lifespan and can be reused again and again. In this way, it contributes to the reduction of CO2 emissions.

General:

  • large glass aluminum facades and an awning;
  • aluminum frames, windows, facades and exterior doors with clear insulating glazing;

  • fire extinguishing equipment in accordance with fire department requirements (office);

Park Management Ambachtsezoom:

The business park will have full service Park Management. Park management is a point of contact for business owners. Park management ensures that the business park is clean and safe and also facilitates joint initiatives. Its purpose is to ensure a joint commitment to quality of the business park. User will then be required to join this Association to be named. The associated costs shall be borne by the user.

The annual contribution is as follows:

Plots < 1,000 m² a basic contribution of € 200.– plus € 1.60 per actual plot size (m2).
Plots > 1,000 m² a basic contribution of € 500.– plus € 1.60 per actual plot size (m2).

Bank guarantee or deposit in the amount of one quarter obligation rent including service costs including VAT.

Sales tax:

The rent is charged with the applicable sales tax. Tenant and landlord opt for a VAT-taxed lease. If, based on the new VAT legislation, the tenant no longer meets the criterion of performing more than 90% VAT-taxed services, and therefore the request for VAT-taxed rental is not accepted, the rent will be increased by a percentage to be determined by the lessor.

Expected completion:

Delivered 2023.

Utilities:

Supply and install utilities including meters by tenant.
