The development of Fascinatio, the new residential area and office park in Capelle aan den IJssel, is finally gaining momentum. For example, Prohuis from Hendrik Ido Ambacht has started developing, together with investor Wouda Invest, a large 6643 m2 business building.
“Two weeks ago when we drove the first pile together with the municipality of Capelle a/d IJssel, it was reiterated in a speech that this is the first development for the municipality in 8 years on Fascinatio,” said Jordi van der Pas of Prohuis in an explanation.
Nearly 30 units
The 6643 m2 business building will have 28 business units between 91-594 m2 (office and commercial space) for rent at monthly rents of €725-€2835. ‘t Goeie Huys Vastgoed of Capelle a/d IJssel is in charge of leasing. The entire property has been taken in investment by Wouda Fascinatio BV, a partnership of Wouda Invest. According to Van der Pas, initial discussions with potential tenants are proceeding positively. “We can’t say anything at this point, but it looks positive.” Realization is in the hands of contractor Construction Company Vrolijk.
Fascinatio is located in the triangle between the Abram van Rijckevorselweg (N210), just metro and bus station Capelsebrug and the Capelle a/d IJssel metro line. Nearby is Brainpark III office park in Rotterdam, Rivium business park and Rhijnspoor business park.
